According to economist Michael Wolfe of Deloitte, the Federal Reserve is expected to hold interest rates steady through December 2026. From there, projections suggest a gradual return to a more neutral federal funds rate of approximately 3.125% by mid-2027.

Why does this matter? Because mortgage rates tend to follow the 10-year Treasury yield—and that’s where things get interesting.

Wolfe anticipates that the 10-year Treasury yield will ease through the second quarter of 2027, eventually stabilizing around 3.9% through the end of the decade. For buyers in markets like Jupiter and the greater Palm Beaches, this creates a compelling window of opportunity.

In simple terms:
Today’s purchase could become tomorrow’s advantage.

Rather than waiting on the sidelines, many high-net-worth buyers are choosing to secure the right property now—whether it’s a waterfront estate, a golf course residence, or a new construction opportunity—and plan to refinance later if rates trend downward as projected.

Of course, not all forecasts align. Analysts at Goldman Sachs offer a more conservative outlook, suggesting the 10-year Treasury could rise to 4.5% by 2035. This reinforces an important point: no one can predict the market with certainty—but you can position yourself within it wisely.
